Minimum Starting Salary: $36,709.92 – $47,679.84/yr.

JOB DUTIES/QUALIFICATIONS
JOB OBJECTIVES: (Purpose of the position)
  • Responsible for the direction of HVAC Operations staff. Maintain plant facilities at an economic level while insuring maximum conservation of property and assets.

JOB PREREQUISITES: (Minimum qualifications needed to perform essential functions)
  • Minimum of five years’ experience in the HVAC field. Three years’ experience as a supervisor in the HVAC field or other relevant maintenance area supervision. A minimum of two years’ experience in the operation of a computerized energy management system (Johnson Controls). Must be a high school graduate with additional training in mechanical engineering or associate degree in an engineering discipline.

ESSENTIAL JOB FUNCTIONS INCLUDE: (Functions essential to job)
  1. Regular attendance.
  2. Comply with Unity policies and rules.
  3. Improve efficiency and skill levels of maintenance staff.
  4. Maintain computer-based energy management system.
  5. Implement energy management techniques.
  6. Provide for safe operation of equipment and personnel.
  7. Responsible for maintenance of all HVAC systems to provide for good indoor air quality. Make recommendations for changes and improvements in HVAC systems as required to provide good indoor air quality.
  8. Provide appropriate input for management and staff in response to problems, questions and control of heating, air conditioning and inside air-quality systems.
  9. Plan, schedule and prioritize daily work assignments for HVAC operations.
  10. Supervise, manage and exhibit positive leadership qualities with all HVAC technicians and departmental personnel. Provide for on-call personnel.
  11. Represent the department in all areas of Unity Village. Includes repair, construction, problem-solving and cost-estimating for the departments.
  12. Maintain positive interpersonal skills in communicating effectively with management, staff, other Unity employees, vendors and contractors. Operate at all times from a “customer service” aspect.
  13. Apprise the Plant Services Director of the status of projects, work orders, complaints and all aspects of the work under the director’s jurisdiction.
PHYSICAL/MENTAL REQUIREMENTS FOR ESSENTIAL JOB FUNCTIONS:
  • Must have good hearing in order to receive voice paging and hear differences in mechanical equipment in need of repair. Be able to determine if air handling equipment and fans are running. Be able to hear water and compressed air leaks. Sufficient vision is required in all phases of electrical work to determine size and color of wiring. Must be able to read gauges and calibration marks located as high as ten feet from ground level. Must have the ability to walk continuously for long distances, climbing stairs, ladders and scaffolds.
NON-ESSENTIAL OR MARGINAL JOB FUNCTIONS: (If applicable)
  • Provide appropriate advice for management and staff in response to problems, questions or techniques to save materials or time with various projects. Observe conditions in general during the workday and report to the applicable department any conditions requiring maintenance or a fire, safety or health hazard to persons or property. Ability to communicate effectively, congenially and appropriately with management, staff, personnel in other departments and visitors. Work overtime and changing of shifts as required to accommodate building use, emergency situations and temporary increase in workload.

  • OSHA approved safety shoes
  • Other PPE as directed by supervisor
